Stick to broad, neutral, contemporary schemes for permanent fixtures (tiles, benchtops, walls) and express your personality through easily changeable elements (cushions, art, plants).

These two rooms are the most scrutinised, but the value is in the functionality and finish, not luxury materials.

  • Kitchen: Focus on storage (cabinetry) and durability (benchtops). A modern, functional layout with ample storage and a hard-wearing, mid-range benchtop (like engineered stone or laminate) is usually sufficient. Don't overspend on exotic stone or bespoke joinery that's too specific.

  • Bathroom: Focus on excellent waterproofing and clean, modern fixtures. Neutral, large-format tiles (less grout) and simple, contemporary tapware are timeless.
